Booking Terms & Cancellation Policy
Booking & Payment
We look forward to hosting you in our studio.
Full payment is required to confirm your reservation.
Bookings are not secured until payment has been completed.
All rates are hourly, and time includes prep, setup, breakdown, and clean-up.
If elevator access is required for load-in, please plan to arrive 15 minutes early.
Production Insurance is required for:
• Any booking longer than 4 hours
• Any professional commercial production projects
Proof of insurance must be submitted prior to the booking start time when applicable.
Overtime
Overtime is permitted based on availability.
Guests must vacate the studio within 10 minutes after the scheduled booking end time.
If the space is not vacated within this grace period, overtime will automatically be applied in 30-minute increments at the standard hourly rate.
There is no penalty rate for overtime, provided the studio remains available.
Cancellations
More than 7 days in advance: Full refund
1–7 days in advance: 50% refund
Less than 24 hours in advance: Non-refundable
Date change requests must be submitted at least 7 days in advance.
If a change request is made within 7 days of the booking date, we will do our best to accommodate based on availability, but changes cannot be guaranteed.
No-shows or cancellations due to inability to reschedule will be subject to the above cancellation policy.
Studio Use & Care
Clients are responsible for:
• Leaving the space in the same condition as found
• Any damage to studio property, furniture, walls, floors, or equipment
• Use of seamless backdrops is available at a $15 flat rate.
Strobe lights and video lights are available for rent. Please refer to our Equipment List for details.
A damage fee will be assessed if repairs or replacements are required.
Studio Guidelines
Our studio is located within a shared creative building. Please be respectful of neighboring studios and tenants at all times.
• No excessive noise
• No smoking or vaping anywhere in the building
• No pets allowed (service animals permitted; animal sessions require prior approval)
• No alcohol or illegal substances
• No photography in hallways, stairways, elevators, or fire escapes
• No tape, command strips, nails, or screws on walls
• No shattered glass, paint, melted wax, glitter, smashed food, or hazardous materials
• No bulk trash items larger than a standard garbage bag
Food and beverages are welcome. Renters are responsible for removing all trash and returning the space to its original condition before departure.
Failure to comply with these policies may result in a $250 fee and/or termination of the booking without refund.
Liability
The renter assumes full responsibility for the conduct of all persons associated with the booking, including guests, clients, crew members, and vendors.
The renter agrees to be solely responsible for any damage to the studio space, building, furniture, equipment, backdrops, props, or common areas caused by misuse, negligence, or failure to follow studio policies.
Any damage beyond normal wear and tear will be billed at the cost of repair or replacement, including labor where applicable.
The studio is not responsible for any lost, stolen, or damaged personal property belonging to the renter or members of their party.
The renter agrees to hold harmless and indemnify the studio and building management from any claims, injuries, liabilities, damages, or expenses arising from the use of the space.
For bookings requiring Production Insurance, failure to provide proof of insurance prior to the booking start time may result in denial of access.
